WHY GET A BOUNDARY SURVEY?
When purchasing real estate, you acquire certain rights to land described on your deed. Improvements you see on the ground such as fences, landscaping, buildings and trees may or may not all be in conformity with your deed. Under certain circumstances, the physical use of your property by neighbors can result in a claim of ownership. Your rights can be restricted by easements or other uses. The only person who can legally locate your boundaries, easements and other land rights is a licensed land surveyor.

WHEN DO I NEED A LAND SURVEYOR?
- When buying land, to protect the investment you are about to make.
- When selling land. A clearly marked property will sell faster for a higher price.
- When dividing land. Property must be surveyed in order to accurately describe each parcel being created.
- When constructing improvements such as buildings, fences, driveways, etc. near a property line.
- When cutting timber.

HOW MUCH WILL A SURVEY COST?
Each property has its own set of circumstances that will affect the price. Some of these are:
- How large is the property?
- Where is the property located?
- Terrain
- Wooden or open
- Are there any property line disputes?

WHAT WILL I GET FROM THE SURVEYOR WHEN I HAVE MY PROPERTY SURVEYED?
- Find or re-set all property corners
- Property line marking between the corners.
- Survey plat, which is a drawing showing your property, the exact acreage, the bearings and distances on each property line, the property’s relationship with adjoining land owners, road frontage, easements, and other facts pertaining to the property.

WHAT DOES THE SURVEYOR NEED FROM ME?
- The purpose of the survey.
- Any survey plats or maps pertaining to the property.
- Any specific knowledge concerning the location of the property corners and lines.
- A site meeting with the surveyor.
